Nestled in the warm coves of Lake Travis sits one of Lakeway’s newest master-planned communities, Rough Hollow. This waterfront neighborhood which prides itself for embodying the “casual elegance” of lake life, is a perfect place to settle down and enjoy the Lake Travis Lifestyle.

History

The vision of Rough Hollow came from a local developer that knows the Lake Travis area well, Legend Communities. They have teamed up with Crescent Communities, which is based out of Charlotte, NC., to give residents a place where luxury meets adventure with a feel of “roughness” that the landscaping around the lake is known for.

Residents enjoy the breath-taking views of the Texas Hill Country while indulging their love of Lake Travis, the 65-mile reservoir that is the prize of the greater Austin area.

Housing

The 1,800 acre community set along over three miles of Lake Travis shoreline will feature approximately 1900 home sites in thirteen unique neighborhoods when complete. Home builders in the neighborhood are constructing quick move-in homes or build on your lot single family homes.

If you’re looking to build custom, you can do that too. Select lots are available for custom home sites. You can also choose from available resale or to-be-built offerings from custom builders who have already chosen home sites and design options that are ready for your finishing touches. Prices of custom homes on premium lots with lake views are in the $1 to $3 million range.

Restaurants & Shopping

Residents enjoy fantastic eats without traveling out of the neighborhood. The Grille at Rough Hollow, Lakeway’s newest lakefront dining experience is located above Rough Hollow Yacht Club. The restaurant features continental American cuisine and spacious outdoor patios with grand views of the Hill Country. Enjoy a drink or two and take in the gorgeous Lake Travis sunsets.

If you are in the mood for more fine dining, take a drive down Ranch Road 620 to Hudson’s on the Bend, the 5-star world-class eatery that has had critics raving for years. Lakeway and Bee Cave have many restaurant options just a short drive from home as well, including The League, The Grove, Fore, and a variety of dining options located in and around the Hill Country Galleria.

Shopping near Rough Hollow Lakeway is a breeze. Enjoy the Shops at the Galleria and The Hill Country Galleria in Bee Cave for stores such as Dillard’s, Chico’s, Francesca’s Collections, Dick’s Sporting Goods and more. Maudies Tex-Mex and The Iron Cactus are a few more area favorites that will satisfy your hunger as you enjoy the outdoor malls.

Family & Fitness

Residents of Rough Hollow will have their choice of outdoor or indoor activities and fitness. For the bold and adventurous lake goers, Rough Hollow Yacht Club and Marina is your access point for scuba diving, sailing, boating, water skiing, wake boarding, and stand up paddle boarding.

Staying in shape was never more fun after you visit the fitness center, which includes two world-class gyms to keep your workout ever-evolving and on its toes.

The V3R Range allows you to work on your core training with dumbbells, boxing equipment, fluid rower and more. If you are looking for a cardio workout, their second gym includes a Precor Adaptive Motion Trainer and Cybex treadmills. Members of the Yacht Club are welcome to enjoy these facilities with their families, as well.

If tennis is your game, experience the World of Tennis which has been hosting tennis pros such as Jimmy Connors, Rod Laver, and Bille Jean King since 1973. With 16 outdoor courts, 2 indoor climate-controlled courts, and full service spa, you might have just found your new weekend family activity.

Golf enthusiasts will be glad to know that the Lake Travis area has some of the most beautiful and challenging golf courses around Austin. The closest options for golf are in Lakeway — The Hills Country Club and Lakeway Country Club. The Hills Country Club includes two courses designed by Nicklaus Design. The Hills of Lakeway Country Club includes two classic 18 hole courses, Live Oak and Yaupon. The closest option for a public golf course is just a short drive to Falconhead Golf Club located in the Falconhead neighborhood.

For family-themed fun and fitness there is the Highland Village, a water-themed community center which includes a lazy river, kiddie pool, splash pads, adult pool and swim-up bar. The whole family can stop by for a dip and to socialize with neighbors, while taking in the extravagant views of the Texas Hill Country.

When complete, the Rough Hollow neighborhood will feature three amenity centers.

Schools

Residents of Rough Hollow are in Lake Travis ISD. As such, little ones attend Lakeway Elementary School and Serene Hills Elementary School. For middle schoolers, Hudson Bend Middle School and Lake Travis Middle School are within a short drive of home. Lake Travis High School boasts its academically challenging courses that prepare students for college, with 89% of students attending a university upon graduation.

Major Street Boundaries

From Lakeway, the Rough Hollow neighborhood is accessed at Ranch Road 620 and Lakeway Blvd. You’ll drive about five minutes (2.4 miles) to the neighborhood entrance located just past World of Tennis. Highlands Blvd. is the main road that runs all the way through the neighborhood and eventually turns into Bee Creek Rd. just after the traffic circle. Bee Creek Rd. intersects with Hwy. 71 and offers an alternative exit on the west side of the neighborhood. (map)

Can you live here?

Rough Hollow Lakeway has a wide variety of neighborhoods and home styles making it perfect for families, empty nesters, and second-home owners. Hiking trails, limestone cliffs, gorgeous Lake Travis sunsets, and miles of lake water give you hours of endless fun out in the sun. With a short 25-mile drive to downtown Austin, the options are endless for entertainment, living and leisure.

Whatever you are looking for in the Lake Travis area, Rough Hollow is definitely a place worth checking out. And unless someone figures out how to start making more land, this will be the last master-planned community developed in Lakeway.

The Preserve at Lakeway

The Preserve at Lakeway is a modern-day Lake Travis area subdivision with homes built to suit your needs and mile-long views of the surrounding Balcones Canyonlands Preserve.

Living in this neighborhood makes you feel like you’re tucked away in the hills. The reality is that if you live here, you’re actually in the heart of Lakeway and surrounded by rare and endangered plant and animal species found nowhere else on earth. Not a bad place to be for the chance to commune closely with nature on a daily basis.

History

Unfortunately, there isn’t a lot of history to be had in The Preserve at Lakeway neighborhood. Started in 2003, this real estate development was named for its proximity to the Balcones Canyonlands Preserve. Construction is still ongoing around the neighborhood and for this reason, the neighborhood has a newer feeling. What it lacks in maturity, it makes up for in charm.

Housing

This neighborhood consists mainly of single family homes, although condos have been developed in a few smaller sections of the neighborhood. Homes in The Preserve at Lakeway vary from traditional to Tuscan, with several lots backing up to the Balcones Canyonlands Preserve.

The size of homes in The Preserve at Lakeway range from 1,800-6,000 sq. ft. Prices start in the upper $200’s and go up to the $600’s. Home builders in the neighborhood include Sendero Homes, Plantation Homes, Village Builders, David Weekley Homes and Meritage Homes.

Restaurants & Shopping

You’re not far away from all the City of Lakeway has to offer. Located just across the street on RR 620 is the future site of the Lakeway Town Center. And if you can’t find what you’re looking for in Lakeway, a short drive to Bee Cave for shopping and dining at the The Hill Country Galleria and the Shops at the Galleria should have you covered.

Family & Fitness

There are a wealth of outdoor options available if you live in The Preserve at Lakeway. Community parks in the area include Bee Cave Central Park and the 64-acres wrapping around Lake Travis at Lakeway’s City Park. You’re not far from a visit to the Lake Travis area dog parks if you have a four-legged friend in need of some exercise.

Living in the heart of Lakeway will also give you easy access to golf courses in the area, both public and private. And let’s not forget that the World of Tennis is located just a short drive from this neighborhood.

The Preserve at Lakeway is in the Lake Travis Independent School District. Schools include Lake Travis High School, Hudson Bend Middle School and Lake Travis Elementary.

But if you’re yearning for something smaller than a large master-planned community, then The Preserve at Lakeway is actually designed for you. Not to mention that if you live here, you’ll be living among the local wildlife that call this neighborhood home. Take in the vast and colorful topography of the hills of the Lake Travis area and the surrounding preserve — this could be your very own backyard.

Lake Travis Neighborhood Guide: The Hills of Lakeway

The Hills of Lakeway

People love this classic neighborhood and it’s one of the more established neighborhoods in the Lake Travis area. Weaving through the golf courses of The Hills Country Club and surrounded by the larger Lakeway community, The Hills is a beautiful and convenient place to call home. This gated community is popular with families, golf enthusiasts, vacationers and retirees.  

History

The Hills of Lakeway, now designated as The Hills (or Village of The Hills), was originally in the extra-territorial jurisdiction of the City of Austin. The Hills became an incorporated city in Texas in May 1997. New construction is ongoing, along with remodeling, because you can find homes in the neighborhood with year built dates going back to the early 1980’s.

The Hills community is in the heart of Lakeway but considered a village. As a resident, you’ll have an exclusive address of “The Hills, Texas 78738” — designated by the The United States Post Office.

Housing

This neighborhood consists of over 600 homes, many with spectacular views of the neighborhood golf courses and surrounding Hill Country. The construction of newer custom homes (mostly surrounding Flintrock Falls) continues to add to the number of homes in the area. Homes are architecturally controlled and start on the smaller side at 2000 square feet with some of the larger residences going up to and over 6000 square feet of living space.

The wide range of style and size of homes in this Lake Travis neighborhood come with a wide variety of pricing that starts in the mid $200’s and reaches to well over a million.

Restaurants & Shopping 

You’re not far away from plenty of excellent dining opportunities that surround the community including all the Lake Travis area restaurants. If you can’t find what you’re looking for in Lakeway, it’s just a short drive to Bee Cave for shopping and dining at the The Hill Country Galleria and the Shops at the Galleria.

For groceries, take a short drive to Randall’s or HEB. And let’s not forget that just down the street is the future site of the Lakeway Town Center set to break ground in 2014.

Fitness & Family

It’s a given that golf is a big part of this community and you’ll be surrounded by some of the best golf courses in the Lake Travis area. Owning a home here includes a social membership to The Hills Country Club, and as a member you’ll have the opportunity to be part of all the activities offered at The Hills Country Club.

The World of Tennis Fitness Center has been recently updated to include more amenities such as a new pilates studio and new spin classes. If tennis is your game, try one of the 16 outdoor or 2 indoor and climate controlled tennis courts to practice your swing. And on those sweltering July afternoons, stop in to savor the recreational swimming pool at the fitness center.

Enjoy walking and biking on the trails located throughout the neighborhood or visit The Hills Park and Nature Trail to get your fix of basketball and playground fun.

Lake Travis Neighborhood Guide: Apache Shores

Apache Shores is one of the earlier neighborhoods to be developed in the Lake Travis area. The narrow and steep roads that wind through the subdivision and take you past the mix of residential styles can make you feel like you’re driving through a Colorado mountain town — but without the snow and ice.

Lake Travis locals have been calling this place home since the late 60’s along with second-home owners that visit throughout the year to escape the big city. And even though the big city is slowing closing in on the Lake Travis area, as you get off Ranch Road 620 and make your way back to Apache Shores, you can truly feel like you’re a world away.

History

Resort Properties, Inc. of Houston purchased 667 acres of land from rancher Jack Josey back in 1967 and began developing Apache Shores as a destination for folks who enjoyed summer lake living.

The community center located at the entrance of the neighborhood on General Williamson Drive is where you’ll see the 5-room motel with a 2nd story apartment that was a living area for the caretaker. There is also a barn on site that was used as a stable for the guests’ horses. The motel eventually closed down and has been rented by several businesses over the years. It’s now the home office for the Apache Shores Property Owners’ Association.

You could write a history book filled with stories coming out of Apache Shores. The lay of the land has led to many neighborhood floods with evacuations. There was a home that was swept off its foundation by gale-force winds, a neighborhood pool that was usually too green, and numerous board meetings that had to be called off due to fights. Cattle have swam across Lake Austin from Steiner Ranch (back when it was a ranch) and a herd of Longhorns from a neighboring ranch broke through a fence to nap on residents’ lawns. It seems the cattle wanted to find out if the grass was greener in Apache Shores.

Housing

If you’re looking for cookie-cutter homes on flat and straight roads that don’t have large potholes, this is not the place for you. Apache Shores is an eclectic mix of homes that cover Texas Tuscan, Hill Country contemporary, craftsman, split level, shotgun, shed and just about every other residential style on the list.

The variety of housing also transfers to the wide range of prices. Homes in Apache Shores have sold for less than $100,000 and up to $2 million for properties with Lake Austin frontage. You can find homes on level lots or homes perched on the ledge of a steep hillside. Land for building a new home is available, but the inventory of lots for sale has been on the decline as the sound of construction in Apache Shores has remained steady over the past few years.

Restaurants & Shopping

Early residents of Apache Shores remember the days when Ranch Road 620 was a two-lane highway. You had to make a trip out to Hudson Bend for shopping at Stop ‘n Go and a meal at La Hacienda Mexican restaurant. You still won’t find anything in the neighborhood, but you will have a few more options.

Ranch Road 620 has expanded to four-lanes with choices for shopping and dining in every direction. Head south towards Lakeway and Bee Cave or north to the Four Points area. Ten miles in either direction will give you plenty of choices for groceries, shopping and restaurants in the Lake Travis area.

Family & Fitness

You can spend a day boating, swimming or just hanging out at Riverside Park along the shores of Lake Austin.

Residents of Apache Shores have their own private boat launch with several boat docks for day use and a large area with picnic tables, grills and plenty of shade underneath the canopy of large trees that line the rocky cliffs above and shoreline below.

Go for a hike along Indian Creek and Lake Apache to explore several waterfalls along the way. Little ones will enjoy some time on the playscape at Geronimo Park. You can also enjoy a day at the community center where you’ll find a pool (that’s not green anymore) along with tennis and basketball courts.

Schools

Apache Shores sits in the Lake Travis Independent School District. Students attend Lake Travis Elementary and Hudson Bend Middle School. Both schools are located along Ranch Road 620 near the entrance to the neighborhood. Lake Travis High School is located further down Ranch Road 620.

Main Boundaries

Apache Shores is roughly bounded by Ranch Road 620 on the north and east, Lake Austin on the west and Kollmeyer Dr. to the south. The “neighborhood” of Apache Shores is essentially a maze of 60 roads between General Williamson Dr. and Debba Dr. that run for approximately 20 miles and intersect each other 99 times — some people have gotten lost for hours.

Can you live here?

There are so many quirky and cool things about this neighborhood. You could spend hours driving up, down and around the streets while looking at all the different homes that give Apache Shores its unique character — just be on the lookout for large potholes and wash-outs. You can feel like you’ve escaped far into the Hill Country, but have all the amenities of Lakeway and Bee Cave just down the road.

Lake Travis Area Neighborhood Guide: Lake Pointe on Lake Austin

Lake Pointe Views

Tucked away neatly between Bee Caves Rd. and Lake Austin is the Lake Pointe subdivision. Home to scenic streets, varying home styles and impressive views of the Hill Country and Lake Austin, this small Lake Travis area community has been a mainstay in the greater Austin area since the mid-90s. Located just 12 short miles from Austin, Lake Pointe is enjoyed by many that call this Lake Travis community home including families, working professionals, and retirees.

History

Development began on Lake Pointe subdivision in 1994, and in the following years most of the lots were built out as well. There are a handful of lots still available for custom home building, which can be found closer to the Lake Austin side of the neighborhood and directly across from Steiner Ranch.

The total development has neared completion with approximately 825 homes and several different subdivisions including The Settling, The Landing, The Estate, Vista Pointe and the gated section of The Pointe. The neighborhood is part of the active and mandatory Lake Pointe Home Owners Association.

Housing

Take a drive down Resaca Blvd. and you’ll notice the many attractive architectural styles available in the subdivision. From classic brick-and-stone to Mediterranean homes, there’s a style for everyone and every family. Home prices and price per square foot can vary dramatically depending on location, view and upgrades.

Lake Pointe is a thriving community and many of the homes for sale continue to be in high demand. Homes that are closer to the front of the neighborhood which runs along Bee Caves Rd. (2244) are typically the least expensive. Continuing northward into the community will lead you to higher price points and some of the more upscale homes. The Vista Pointe section and the gated community of The Pointe are known for luxurious homes that boast one-of-a-kind views of the surrounding Hill Country and Lake Austin below.

Restaurants & Shopping

You can enjoy the convenience of all the nearby shopping and restaurants in the Lake Travis area. In Bee Cave there is the Hill Country Galleria and The Shops at the Galleria, which is where you’ll find the likes of Whole Foods Market, Dillard’s, Party Couture and Barnes and Noble. On Sunday nearby Lone Star Farmers Market makes an appearance at The Shops at the Galleria for a colorful assortment of organic fruits, veggies and everything in between.

Many of Lake Travis’ tastiest eateries are right around the corner from Lake Pointe, including Maudie’s Tex Mex, All Star Burger, Bee Cave CoffeeCafe Blue and more. Tony C’s is another great choice in the area for avid pizza and Italian food lovers.

Taking a drive along Bee Caves Rd. and into downtown Austin will lead you to a plethora of one-of-a-kind stores and dining choices.

Fitness & Family

Lake Pointe is the perfect neighborhood to hit the streets for a scenic run through the hills. There is not a lot of through traffic in this small community, making it an ideal place for evening walks with the family or even a trip down to the community center.

The Lake Pointe Community Center at 11700 Sonoma Dr. is where you can find the community pool, complete with a kiddie pool and splash pad for the little ones and a clubhouse that can be rented for your private events. The Junior Olympic swimming pool is open April – September. The Lake Pointe Lazers are the local swim team for your school aged children to join during the swim team season.

Community parks in Lake Point

You’ll also find plenty of open spaces at Vista Pointe Park and large play areas with playscapes, picnic tables, basketball and tennis courts at Napa Park. If aerobic exercise is your thing, the surrounding area includes a greenbelt and several walking trails throughout the development. Or just get away for some quiet time by escaping to the LCRA Day Dock on Lake Austin, a day-use pier with private access for the residents of Lake Pointe.

Schools

Lake Travis ISD is home to some of the finest schools in the Austin area, which includes Lake Pointe Elementary School, Lake Travis Middle School and Lake Travis High School. There are also several Montessori schools in the immediate area to check out, including Lake Hills Montessori and Bluebonnet Montessori School of Lakeway.

In 2014, Lake Travis Middle School opened at its new location off Bee Creek Rd., which has been built with state-of-the-art amenities. Renovations and expansions are in full swing to transform the old middle school into a shiny new Lake Travis High School Annex which is expected to be ready in fall of 2015. Part of the renovations include building a new media library and converting the old library into classrooms, as well as expanding science labs to be roomier. All of these efforts should allow LTHS to hold 1,000 more students.

Major Street Boundaries

You can access Lake Pointe from Bee Caves Rd., and follow Resaca Blvd., which will bring you through the main part of the neighborhood going from south to north and make its way to Lake Austin. Sonoma Dr. will take you through the east and west sections of the neighborhood.

Picturesque private cul-de-sacs, sunny views of Lake Austin, excellent educational opportunities — these are just a few of the reasons Lake Pointe stands out as a wonderful place to live. Lake Pointe is a very popular Lake Travis area neighborhood within the highly rated Lake Travis Independent School District. It’s within a short distance to a wide variety of shops, restaurants and the Baylor Scott & White Medical Center Lakeway.

Besides a strong sense of community that is unique to each and every neighborhood — and even sections within the neighborhood — another differentiating factor is Lake Pointe’s proximity to downtown. The location along Bee Caves Rd. makes it that much closer to downtown Austin compared to communities along RR 620. You’re not in Eanes ISD, but you’ll notice that the closer you are to downtown Austin will be directly related to how much home you get for your money.

Spanish Oaks is a modern-day Hill Country subdivision. With lots that encompass the private Spanish Oaks golf course, houses in this neighborhood are large and spacious but feel like they are tucked away in a Hill Country Resort.

The reality is that if you live here, you’re actually only twenty-five minutes from downtown Austin.

History

The overall neighborhood is over 1,200 acres with 396 home sites for families looking for a little piece of Hill Country heaven. Acquisition of the land happened in 1998 when Synchro Realty LLC began to lay the foundation for the development by securing entitlement rights and setting up the necessary infrastructure for the top-rated living spot.

Housing

Spanish Oaks is known as one the most premier neighborhoods in the Lake Travis area. Several words that come to mind when describing the homes found in Spanish Oaks include: luxury, sophistication and elegance. There are also several homes in Spanish Oaks that have won awards, like the Iconic Homes of America competition.

Built on sloping hills, most lots range from 1/2 acre to over 2 acres. Styles vary from modern to Tuscan, with some homes overlooking Barton Creek and Little Barton Creek, while others feature views of the stunning golf course that weaves its way throughout the neighborhood and preserve land that surround the community.

Restaurants & Shopping

When you’re looking for a good meal but don’t want to head far from home, try the Swim Lodge Bar & Grill at the Pool Pavilion, which features the flavors of the Hill Country within a few minutes from home. In addition, many of the best restaurants in the Lake Travis area are right around the corner from Spanish Oaks at The Hill Country Galleria, The Shops at the Galleria, Bee Cave and Lakeway.

Flintrock, located eighteen miles northwest of Austin in Lakeway, is one of the newer neighborhoods in the Lake Travis area boasting gorgeous custom homes, top-rated schools, world-class golf and beautiful views of the Texas Hill Country. If you’re seeking an exclusive neighborhood where you can enjoy gorgeous sunsets, picturesque landscapes and convenience to everything you need, Flintrock might just be the place you want to call “home.”

The notoriously winding and steep Flint Rock Road leads you to the gated community of Flintrock Falls (on your right) and Bluffs at Flintrock (on your left) and then it winds through the Hill Country which lends itself to spectacular views of the homes and the hillside. The hustle and bustle of RR 620 quickly clears from your mind and you feel like you’ve been whisked away to a serene escape.

History

Flintrock’s recorded history dates back to 1875 when Fred Paul Reinke opened a post office and served as postmaster. The post office was discontinued in 1882, and mail for the community was sent to Bee Caves. The Reinke’s family has roots in the Lakeway area and they are mentioned frequently in historical data pertaining to this area of Lake Travis, including the title to the Liebelt Cabin, which still sits next to Lakeway City Hall.

The neighborhood of Flintrock was named for the abundance of flint, a hard, sedimentary cryptocrystalline form of the mineral quartz in the area.

Flintrock Falls

Flintrock Falls (including the golf course) is situated on what was formerly the Hutto Ranch, which was also shared by The Hills of Lakeway. One of the things that makes Flintrock’s history unique is definitely its world-class golf courses. In fact, it’s the only private country club in central Texas with two side-by-side Jack Nicklaus designed golf courses.

Flintrock Falls, which opened in 2002, features an 18-hole golf course co-designed by Jack Nicklaus and his son Jack Nicklaus II. A membership at Flintrock Falls Country Club also includes a membership at the adjacent Hills of Lakeway, which is home to Jack Nicklaus’ first signature course in Austin. There is a complimentary relationship (membership) between The Hills and Flintrock, so both neighborhoods share golf courses and amenities.

Flintrock Club

The Hills has a clubhouse located in Flintrock Falls featuring a restaurant and patio with beautiful views of the community. The other location at The World of Tennis off of Lakeway Boulevard features a casual eatery and a fitness center with tennis courts, a spa, indoor tennis facilities, locker rooms, and swimming pools.

The history of Flintrock is still being written as major developments in the Lake Travis area seem to be happening in Flintrock’s backyard. The Lakeway Medical Village which is still in development is anchored by the community’s large hospital, Lakeway Regional Medical Center. Additional tenants will include senior living facilities, The Goddard School of Lakeway, La Quinta and Marriott, as well as other medical-related services and retailers.

A few miles down RR 620 is where the highly anticipated Oaks at Lakeway will reside featuring a “Main Street” vibe with an entertainment district, shopping, dining, hotels and an H-E-B featuring unique concepts developed especially for the Lakeway community. Another project being proposed for a huge tract of land near Lakeway Elementary school is creating an Arts District to support the arts and culture that exist in this thriving community.

The history of Flintrock will also change once again when the development plan for The Backyard, one of Austin’s historic landmarks, is determined. The proposed project includes adding three state-of-the-art film and recording sound stages, two outdoor music venues (total capacity is 4000 people), a hotel, condominiums and 11 office buildings with a whopping 700,000 square feet of office space.

Housing

The Flintrock neighborhood is home to large individual estates as well as a beautiful gated community, Flintrock Falls. Flintrock Falls is home to subdivisions like Villas at Flintrock, Vistas of Flintrock and a secluded enclave surrounded on all sides by the Nicklaus-designed Flintrock Falls golf course, Escavera at Flintrock Falls. Located across from Flintrock Falls and backing up to Falconhead West is Bluffs at Flintrock.

From sprawling Hacienda style homes with gorgeous courtyards and elaborate outdoor kitchens to Tuscan-inspired one-story homes with hand chiseled travertine tile, the elegant style of Flintrock is undeniable.

Main Boundaries

Flintrock stretches from Lohmans Spur (off RR 620) and Flintrock Trace past Serene Hills Drive to the furthermost point on Flint Rock Road. The other side of Flintrock runs along side of The Hills Drive, sharing the road and the views with the aforementioned The Hills of Lakeway. There are multiple entrances into Flintrock Falls, which can make it a little bit confusing for visitors. The main entrance for Flintrock Falls is located off of Flint Rock Road. There is also a back gate for residents only near The Hills Country Club at Flintrock Falls, which is located off of The Hills Drive.

Can you live here?

While the ongoing development in the Lakeway area has some residents concerned with traffic woes, the end results will make Flintrock that much more convenient to everything and anything you could possibly need — shopping, dining, entertainment, arts, medical services and schools. The homes share a similar aesthetic, but each still stays true to the personality of its owners. Just keep in mind that living within the gated subdivisions in Flintrock means you will have HOA fees to consider. However; for most residents, the pristine beauty of the community is worth the price.

Lake Travis Neighborhood Guide: Serene Hills

Nestled in the Lake Travis area on one of the highest vistas is Serene Hills, a master planned community with luxury custom homes and a laid-back vibe.

Serene Hills is situated in a beautiful slice of Lake Travis with views, hillsides and rustic touches that makes life in the Texas Hill Country special. If you take a peek at these gorgeous homes and their spectacular views, you’ll quickly understand why this is such a desired neighborhood.

What you may not know about Serene Hills is that it was built with an environmentally friendly approach. The inspiration behind Serene Hills was to preserve the rare habitat and leave the smallest footprint possible. From the very beginning Serene Hills has worked under a wildlife management plan. In fact, while Serene Hills spans a total of 456 acres, 342 acres have been set aside to protect as unspoiled natural land.

Thanks to the beauty of its wildlife, its homes and its convenience to both 620 and Highway 71, Serene Hills will host the Annual Parade of Homes in 2015 from May 22 – June 7. This event is presented by the Home Builders Association (HBA) of Greater Austin every year and it’s used as a platform to showcase the newest trends in construction, building design, interior decor and landscaping. In 2014, it was held at Willie Nelson’s home neighborhood of Tierra Vista.

History

Serene Hills, named for the serenity of its area, is a 456-acre subdivision that was originally operated as the Heard Family Ranch. The land was used for cattle grazing because it did not have water or waste service. In 2007, developers purchased the land with the intention of developing it right away.

Due to a rough economic environment and the process of planning for water and waste water treatment, development stalled for about five years. In July 2012, development moved forward after Serene Hills came to an agreement with Travis County Water Control and Improvement District 17 that also encompassed 137 acres being traded with the water district for water rights.

When the property was acquired, developers did not know about plans for the Lakeway Regional Medical Center. Today, the convenience to this state-of-the-art medical facility is one of the things that attracts residents to the neighborhood.

Housing

Serene Hills features luxury custom homes that span the gamut from European Fusion style to innovative green technology. In order to uphold the pristine preserve, lots are built into the natural topography and impervious cover is allowed on only 25 percent of the total original acreage.

There are a total of 339 single-family residential lots with sizes that range from a minimum of 10,000 square feet with 80 feet of frontage (a little less than 1/4 acre) to larger estate lots at 2 to 2.5 acres. Serene Hills maintains its “boutique development” status by featuring top-tier builders who are known for quality, craftsmanship and attention to detail.

Restaurants & Shopping

Serene Hills is extremely convenient to shopping and dining in almost any direction. If you take Serene Hills Drive to The Hills Drive and turn right on Lakeway Boulevard, you’ll wind your way to 620. From there, you are convenient to dining at Cafe Lago, Hudson’s on the Bend, Fore, The League and Santa Catarina to name a few.

If you decide to take Serene Hills Drive towards Highway 71 and go west, you can travel for a few miles and find Angel’s Icehouse, J5 Steakhouse and Apis Restaurant & Apiary. Or take Highway 71 towards Bee Cave to arrive at Hill Country Golf & Guitar and the Hill Country Galleria which features restaurants, shopping and entertainment.

With 342 acres of natural land, you don’t have to leave the neighborhood to enjoy hiking, biking, running and walking trails complete with outdoor workout stations.

The west side trails will extend 1.8 miles from Serene Hills Blvd. to Bee Creek Road featuring 20 mile views. Plus, a hike starting at The Trailhead in La Campana subdivision all the way to Bee Creek and back will be approximately 5.2 miles and will have some of the most breathtaking views in all of Travis County.

In addition to the amazing outdoor amenities in Serene Hills, it’s only a hop, skip and jump away from Lakeway City ParkLakeway Swim Center and Skate Park and the The World of Tennis — the largest tennis facility in Austin. And you won’t be far from some of the best golf courses in the Lake Travis area.

When it comes to the hottest neighborhoods in Austin, Lakeway has consistently snagged the title of MVP on the roster of best places to live in the Texas Hill Country.

The lush rolling hills, picturesque views, native wildlife and, of course, access to Lake Travis are just a few of its selling points. Even if you live in the Austin area, you might not fully understand why folks love to live here.

Is it because there’s a water tower that looks like a golf ball?

Is it because there’s a community pool shaped like a tennis racket with a kiddie pool shaped like a tennis ball?

Is it because Lakeway is playfully described as, “Dazed and Confused meets Ivy League.”

What was once known as a quiet vacation and retirement community has been transformed into a hub of growth and development — which makes living here convenient to everything.

History

Driving along RR 620, you can imagine why the earliest settlers in the area, most notably the Tonkawa and later the Apache and Comanches, decided to call this breathtaking land home.

If you fast forward to the mid-1800s, that’s when waves of German immigrants poured into the Hill Country and Colorado River area. In fact, from 1820-1860, over 600,000 Anglo-Americans migrated to Texas.

Plus, there are what you would call “hidden gems” on the outskirts of Lakeway on streets like Challenger, Robin Dale Drive and Bermuda Street with luxurious homes (old and new) on the lake that boast gorgeous views and lake access.

Figuring out the boundaries of Lakeway is a little bit convoluted because right in the middle of Lakeway is the gated community of The Hills, which is actually its own city.

Taking that into consideration, Lakeway begins at Highway 71 near Bee Creek Rd. and goes all the way up RR 620 to Stroup Circle. Lakeway extends west up Oak Grove Blvd. and Stewart Road all the way to Lake Travis. The boundary weaves along the shoreline of Lake Travis and winds around the tip of Rough Hollow before heading south along Highlands Blvd. and back out to Highway 71.

Zip codes in the Lakeway area include 78734 and 78738.

Lake Travis Area Neighborhood Guide: Alta Vista

Alta Vista is a luxury gated community in the Lake Travis area with sweeping views of the canyons and vistas along the Colorado River. It’s easy to admire the vast beauty of the Texas Hill Country which remains untouched because Alta Vista backs up to the Balcones Canyonland Preserve, a protected portion of land where wildlife thrives.

While other neighborhoods in the Lakeway area like Falconhead and The Hills allow you to enjoy life on the west side of Ranch Road 620, life on the east side is truly breathtaking. The panoramic views extend as far as the eye can see, making Alta Vista a desirable place to call home.

As you enter Alta Vista, you’ll be met by lush vegetation, colorful flowers and spectacular fountains with huge decorative pillars. (Yes, Lake Travis has its own personal Stonehedge.) As you wind down Aria Drive and escape the hustle and bustle of 620, you’ll really start to appreciate the serenity of the hillside. In fact, it’s hard to believe 620 is mere steps away!

History

Back in the mid 1960’s, the remote sprawling ranchland and majestic views made horseback riding a popular pastime in Lakeway.

Schramm Ranch which sits next to what is now Alta Vista (also known as the Ridge at Alta Vista) used to be much more expansive and in 1978, it became the site of the Lakeway Rodeo Arena — what is now the Randalls parking lot. The venue entertained the small Lakeway community for eight years with professional rodeos, concerts, dances and gatherings.

Alta Vista was developed as a Toll Brothers community that began construction in the mid 2000’s.

By 2007, the neighborhood was growing quickly and the housing market was booming in the Lake Travis area. But a few years later when Alta Vista was about 80% completed, Toll Brothers sold the last lots to Gehan Homes who finished building out the neighborhood.

Housing

The Alta Vista community consists of nearly 300 homes that are split into three categories — reserve, estate and condominium.

There are about 200 “reserve” homes in Alta Vista that feature floor plans of 2,600+ square feet. There are 111 “estate” homes closer to the back of the neighborhood that are larger (around 5000 square feet) and many are literally built into the hillside, so they boast three stories and unique yards. Estates also have 3-4 car garages, greenbelt views, outdoor kitchens, media rooms and more. The Enclave at Alta Vista features 90 roomy condominiums.

Families and residents interested in the Alta Vista community have several choices of home styles — from Craftsman styled to Hill Country-inspired.

While there are similar floorplans throughout the community, each home looks different.  You’ll find a variety of exterior design elements from rock to brick to stucco and wood. Plus, each home has its own unique elevation.

Neighborhood amenities within the Alta Vista gates include a junior-Olympic pool with a splash area for youngsters, tennis courts, a basketball court, an indoor gym, a playscape, and a clubhouse.

The home size, features and location determine the wide range of prices throughout the neighborhood that begin in the $500’s and top out at a million or more.

Restaurants & Shopping

Alta Vista is extremely convenient to shopping and dining. One of LT’s favorite hamburger joints, P.Terry’s is located less than a mile away from the Alta Vista entrance where there’s a Lake Travis Country Market too.

Nearby restaurants include The Grove, Little Greek, Flores, Mangieri’s, Thai Spice and all of the new dining spots in the Oaks at Lakeway like MAD Greens, MOD Pizza, Subway, Torchy’s Tacos, McArthur’s, Creamistry and more. Plus, the brand new H-E-B and Randalls are just a few miles further down 620.

Locally-owned shops include FIND, Sweetpeas, Point of Origin, Adorn Home & Body, Maria & Kyndal’s, Furnished by Farrah and Sage Threads. Plus, the Hill Country Galleria which is currently going through multi-million dollar renovations is only a few minutes away — now it has a brand new H&M store and comfy recliners in all Cinemark theaters!

No matter which way you exit the Alta Vista neighborhood, there are plenty of options for shopping, dining and entertainment.

Family & Fitness

One of the things residents love about living in this area of Lake Travis is how accommodating it is for young families.

If your youngster is on the move, you’ll love the playscapes at local dining spots like Craig O’s, Magieri’s and Flores. Plus, places like Rolly Pollies, Paiyh Dance Studios, MyTime Kids Gym, TexARTS and Avila Soccer are great spots for indoor gymnastics, dancing, music, soccer and other activities designed especially for children.

The City of Bee Cave Central Park and the new Hill Country Indoor Sports & Recreation, which is currently under construction, are only a few miles away.

Obviously, making sure your family is healthy matters too, which is why Alta Vista residents love their close proximity to Baylor Scott & White Medical Center Lakeway (formerly Lakeway Regional Medical Center).

In addition to the hospital and medical specialists in the area, there are many assisted living facilities within a few miles of Alta Vista.

Fitness aficionados appreciate convenient spots like Pure Barre, Barre3, Snap Fitness, Lakeway Elite Fitness, CrossFit, Koko FitClub, Orangetheory Fitness, RIDE Indoor Cycling, The Lagree Studio and Gold’s Gym. Water sports like skiing, boating, swimming, and sailing on the lake are always a must, and there are numerous places to enjoy it. Lakeway has public and private marinas nearby.

Schools

Alta Vista is in the award-winning Lake Travis Independent School District. Students attend Lakeway Elementary (K-5), Hudson Bend Middle School (6-8) and Lake Travis High School (9-12).

Convenient private schools including Abercorn International School (nursery-6), Goddard School (infant-K), Little Sunshine’s Playhouse and Preschool (PreK) are only minutes away.

Main Boundaries

The slice of Texas Hill Country heaven known as Alta Vista and The Ridge at Alta Vista starts at the interaction of FM 620 and Aria Drive, right across the street from Lake Travis High School.

Looking at a map, Alta Vista is located between the Enclave at Alta Vista Ridge and Schramm Ranch. The neighborhood stretches back towards the canyon and backs up to untouched terrain near the river. In fact, if you went to the furthest point of Alta Vista and could magically cross that terrain, as well as the Colorado River, you would end up in the very back of Steiner Ranch near the Lake Austin Spa and Resort.

Can you live here?

Despite traffic woes on 620 during rush hour, the benefits of living in Alta Vista are certainly appealing since it’s incredibly convenient to everything and anything you could possibly need — shopping, dining, entertainment, arts, medical services and schools.

The homes share a similar aesthetic, but each still stays true to the personality of its owners. The neighborhood is small, so it has maintained its exclusivity and the protected canyons will ensure the longevity of its gorgeous views.

Just keep in mind that living within the gated subdivisions in Alta Vista means you will have HOA fees to consider. However; for most residents, the pristine beauty of the community is worth the price.
